Here at NBG we participate in the co-funded "My Home II" Program, which provides low-interest loans to young people or couples aged 25-50 in order to acquire their first home.

"To Spiti mou II" managed by Hellenic Development Bank S.A. is implemented under the Loan Programme of the Recovery and Resilience Fund with the financing of the European Union-NextGenerationEU. The program is co-financed at 50% by the Recovery and Resilience Fund under Law 4820/2021 (Government Gazette 197) and Joint Ministerial Decision 189973/2024 (Government Gazette 6894/B/2024).

With the "My House II" Program, you can acquire your own home with co-financing of up to 90% of its value and on particularly favourable terms, provided that you meet the criteria set by legislation and relevant provisions.

Specifically, you can get:

  • Loan up to 90% of the value of the property, with a maximum amount of €190,000.
  • Repayment term from 3 to 30 years
  • Interest-free financing for 50% of the loan amount financed by the RRF
  • Interest subsidy of 50% on the remaining loan amount financed by the Bank for families with three or more children, as well as for families with two children acquiring their first residence in the municipalities of Orestiada or Soufli or Didymoteicho of the Regional Unit of Evros.
  • No one-off loan review and disbursement fees

Do you want more information?

You can get the loan if you're 25-50 years old (in the case of spouses or persons with a civil partnership agreement, only one of you needs to meet the age criterion) and you don't already own a property suitable for your home, with an annual income based on the latest tax clearance certificate from €10,000 and up to:

  • single: €20,000 
  • married/partners in a civil partnership: €28,000*
  • single parent families: €31,000.*

*The maximum amounts are increased by €4,000 for each child, while for single-parent families they increase by €5,000 for each child beyond the first.

 
 

You can get up to 90% of the purchase price as per the purchase contract up to a maximum loan amount of €190,000.

Factors such as the value of the mortgaged property and the amount you can repay every month based on your income and your other obligations are taken into account when the maximum loan amount is calculated.

So you should know that you will need to provide part of the purchase price from your own funds.

 
 

 

 

Through the loan under the MY HOME II program you can get a loan to buy a house, which:

  • will be used as a first home & legally exists
  • is located on a building or is a building with antiquity until 31.12.2007
  • is up to 150 sq.m in size. & its value is up to €250,000 as reflected in the purchase contract.
 
The loan term is set between 3 and 30 years.

You can submit your application at the NBG branch that suits you best. The application must be accompanied by the necessary supporting documents evidencing the eligibility criteria (age, income requirements, lack of privately owned residence suitable for accommodation). 

Once the conditions have been met, your credit standing is then assessed. Once granted, the pre-approval shall remain valid for at least 60 days.

Before you start

  • The required documents
    We’ll need your ID or passport or residence permit depending on your nationality.
  • Proof of your income
    We’ll need a tax clearance certificate from the last year and supporting documentation evidencing your employment (payslip, evidence of pension payment or VAT Returns/receipts evidencing provision of services).

About your loan application

Your first visit

To start the process, you’ll need to come to a Branch, provide us with the supporting documents and submit the application. Once the application is pre-approved, we’ll contact you immediately to inform you and provide you with the pre-contract information form with the detailed terms of the loan. When submitting the application, you can give us your e-mail so that we can send you the update electronically.

Technical & legal review

After pre-approval, you’ll need to provide us with documents necessary to carry out a legal review of the contracts and a technical review of the property. Before the reviews are carried out, the relevant charges are collected.

Time for the final approval

After the reviews are completed, the application is evaluated and the final approval is issued. Then, a date is set for signing the contract in compliance with the deadlines set by the program. 
In addition to the requirements for a housing loan application, a family status certificate must also be submitted, and in the case of a single-parent family, additional supporting documents on a case-by-case basis.
